House hunting isn’t just fun weekends of open houses and HGTV moments—it’s a process that takes focus and strategy. If you’re not careful, you can quickly end up overwhelmed, confused, or chasing the wrong homes.


Here are four smart tips—two “don’ts” and two “do’s”—to make your search more productive, whether you’re local or flying in from out of state.

1. Don’t Overload Your Schedule

It’s tempting to see as many homes as possible in one day, but after 6–8, everything blurs together. More isn’t better—it’s just exhausting.

Instead, pace yourself and focus only on homes that fit your true criteria. Out-of-towners: plan trips with your agent ahead of time so you maximize each visit without burning out.


2. Do Take Notes and Photos

Even with fewer homes on your list, they can start to blend together. Snap photos of each property (front, back, key rooms), and jot down what stood out—good and bad. Mention nearby amenities too, like schools, shops, or traffic patterns. This is especially important if you’re touring virtually. Ask your agent to record a walkthrough and highlight details you can’t see in listing photos.


3. Don’t Take Everyone’s Advice

When you share your home search with friends and family, you’ll get opinions—lots of them. The problem? They’re not buying the home, you are.

Limit input to a trusted few who know your goals and finances. Well-meaning but uninformed advice can add stress and confusion.


4. Do Take a Second Look

Buying a home is too big to base on a single showing. If a home feels like it could be “the one,” schedule a second visit. You’ll notice things you missed the first time—both positive and negative.

For relocation buyers, if you can’t return in person, ask for a second virtual showing so you can double-check what matters most to you.


If you’re coming in from out of state, work with your agent to structure your trips wisely. Block out full days, bring snacks and water, and leave time between showings to talk things through. Don’t forget to leave space for a second look at any favorites before you head home.
