1. Don’t take in too much at once

It’s easy to overdo it. Touring ten homes in one day might sound productive, but after the sixth one, they all start to blend together.

Limit yourself to six to eight homes in a day — and only in areas that make sense for your budget and lifestyle.

If you’re relocating from out of state, this rule matters even more. It’s better to spend one full day in each key area than to race around trying to see everything in one trip. You’ll start to get a real feel for the neighborhoods, not just the houses.


2. Take notes and photos — they’ll save you later

Even with fewer homes, details blur fast.
Take a few quick photos of each property, and jot down honest notes right away:

  • What you liked
  • What you didn’t
  • What stood out about the location

If you’re shopping remotely, ask your agent to do a short walkthrough video and highlight key things you wouldn’t notice from the listing — traffic noise, storage space, or nearby amenities. These small things matter once you’re actually living there.


3. Limit outside opinions

Everyone has advice when you’re buying a home. Family, friends, coworkers — even people who haven’t bought in years will tell you what they think you “should” do.

Thank them politely, then tune most of it out.

4. Always take a second look

If you think you’ve found “the one,” see it again.

If you’re buying from out of state, ask your agent to tour it again for you on video and take a closer look at things like yard drainage, window condition, and neighborhood traffic at different times of day.
