Don’t Skip These Exterior Maintenance Must-Dos

The Smart Homeownership Series:

Seasonal Care for Florida Homes That Actually Pays Off

In Florida, it’s not the snow you have to worry about—it’s the sun, the storms, and the steady wear and tear that comes from living in paradise. These seasonal exterior maintenance tasks will keep your home safe, attractive, and ready for whatever the weather brings.

Don’t Skip These Exterior Maintenance Must-Dos

Florida homes take a beating year-round—from blazing sun and humidity to heavy rains, hurricanes, and salt air. Staying on top of seasonal exterior maintenance isn’t just about keeping up appearances—it’s about protecting your home and preventing costly repairs later.

Here’s a breakdown of what to tackle each season to keep your home’s exterior in great shape.

Spring (March–May)

Spring in Florida isn’t a thaw—it’s prep time for hurricane season and the intense heat ahead.

  • Check your gutters and downspouts for debris and clogs—especially after heavy rain or wind. Make sure water flows away from the foundation.
  • Clean up your yard: remove dead plants, trim back overgrowth, and clear drainage areas.
  • Inspect your roof and siding for signs of wear, cracked caulk, or loose shingles.
  • Power wash your driveway, sidewalks, and patio. Florida’s humidity means mold and mildew can build up quickly.
  • Service your irrigation system and check for leaks or sprinkler heads spraying toward the house.
  • Get your windows and screens cleaned—after pollen season!
  • Refresh mulch and plant heat-tolerant flowers that can handle full sun and sandy soil.

Summer (June–August)

Summer in Florida means daily showers, peak humidity, and mosquito season.

  • Stay on top of lawn care. Mow regularly to prevent overgrowth (and reduce ticks and pests).
  • Trim trees and large shrubs to avoid storm damage. Watch for limbs near the roof or power lines.
  • Check gutters during storms to make sure they’re draining properly.
  • Eliminate standing water—even small puddles in pots, toys, or birdbaths can breed mosquitoes.
  • Inspect for pests around the exterior—consider regular service for ants, roaches, and rodents.
  • Test your hurricane shutters or panels and make sure your supplies are ready before a storm warning hits.

Fall (September–November)

Fall is Florida’s refresh season—less rain, less heat, and a perfect time for repairs.

  • Clear leaves and debris from gutters and downspouts.
  • Inspect and seal any foundation cracks to prevent moisture and pests.
  • Check your roof again for loose shingles or damage from summer storms.
  • Re-mulch, prune, and fertilize—fall is ideal for planting in Florida’s warm soil.
  • Pressure wash your home’s exterior if mildew has returned during the humid summer.
  • Clean and store summer gear—cover outdoor furniture, clean the grill, and drain hoses if you won’t use them.

Winter (December–February)

Florida winters are mild, but still a good time to catch up and plan ahead.

  • Catch up on any missed maintenance from earlier seasons.
  • Clean out sheds, garages, and tool areas.
  • Schedule tree trimming or larger repairs before spring storm season.
  • Inspect caulking, seals, and vents around windows and doors to maintain energy efficiency.
  • Touch up exterior paint or siding while weather is cool and dry.

A little effort each season can go a long way in protecting your home and keeping it beautiful. Preventative maintenance doesn’t just save money—it shows pride of ownership.
