What Online Estimates Get Right (and What They Don’t)

Sites like Zillow, Redfin, Realtor.com, and others use algorithms to generate value estimates based on publicly available data: tax records, square footage, past sales, and user-submitted updates. That means they can give you a rough idea of what your home might be worth.

But when it comes to actual accuracy? There’s a lot they can’t see.

1. They haven’t seen your home.

Every site calls its number a “starting point” for a reason.
It doesn’t know what upgrades you’ve made, what your finishes look like, or how your home compares to others nearby.

A computer doesn’t know if your kitchen was redone last year or if your neighbor’s house is falling apart. These details matter—and only a real person can account for them.

Even small errors—like a porch counted as indoor space, or a half bath listed as a full—can raise your assessed value significantly.


2. They rely on data that may be outdated or wrong.

If your square footage is off in the tax record, your estimate will be too.
If your recent addition hasn’t hit public records yet, it’s not factored in.
These platforms don’t verify—they just calculate.


3. They don’t know your neighborhood the way a local expert does.

Your home might be in a quiet, desirable pocket—while a similar home a few blocks away backs to a busy road. An online system doesn’t see that.

It also can’t tell if you’re in a hot neighborhood with rising demand, or an area where homes are lingering on the market.


4. They miss the human appeal factor.

What’s it worth to a buyer that your backyard is fully fenced, your home is filled with natural light, or your layout just feels right?

Online valuations don’t factor in charm, flow, curb appeal, or anything that can’t be measured on a spreadsheet. These things change what buyers are willing to pay.


5. They hedge their bets—with wide value ranges.

Many estimates come with a price range—often $40K to $80K wide.
That means the site is saying: We don’t really know either.

The smaller the range, the more data they have. The wider the range, the less confidence you should have in the number.
