Week 4: How to Find the Right Home — 3 Non-Negotiable Steps Before You Buy
Buying a home can move fast once you start, but the best decisions usually come from slowing things down a bit first. These three steps may not be exciting, but they’ll save you stress later and help you find the home that actually fits the way you live — not just one that happens to be for sale.

Step 1: Be sure you’re ready to buy — and ready to stay awhile
Buying a home is a commitment, financially and personally. Before you start looking, take an honest look at your situation.
- Will you be comfortable staying put for at least three to five years?
- Does this move make sense with where life is headed — job, family, lifestyle, or retirement plans?
For many people moving to Florida, the idea of owning here feels exciting. Just make sure the timing fits your bigger picture. It’s easier to shop with confidence when you know you’re making the move for the right reasons, not just because it feels like “time.”
Step 2: Give yourself time to get it right
Once you decide to buy, it’s tempting to want it done yesterday. But rushing almost always leads to frustration later.
If you haven’t already, go back to the 12 questions from last week’s article. Clarify what really matters, and what you can live without. Then, start exploring areas slowly — even if you’re out of state.
If you’re relocating, schedule a few preview trips or virtual tours. You’ll start to notice which neighborhoods feel right and which don’t. When you do find the one, you’ll know — and you’ll be ready to act.
The goal isn’t to drag things out. It’s to move forward with confidence, knowing you’re choosing the home that fits your life, not just your checklist.
Step 3: Find the right person to guide you
The agent you work with should understand both the type of home you want and the kind of move you’re making.
If you’re local, look for someone who knows your community inside and out.
If you’re relocating, you’ll need an agent who can be your eyes and ears — someone who can tour homes for you, explain the differences between flood zones, insurance costs, or HOA rules, and help you plan from a distance.
A short conversation will usually tell you if it’s the right fit. You should feel heard, not rushed. You should walk away understanding your next step.
This is a big move — you deserve someone who treats it that way.
RELOCATION TIP
If you’re buying from out of state, plan one “scouting” visit that’s focused on getting to know the area, not on choosing a home. Spend time in a few neighborhoods, visit local shops, and get a feel for what daily life is like. It’ll make the real search much easier later.
