The Perfect Fit Series: Finding Your Florida Home
Week 7: How to Find the Right Home: Get What You Want Without Overpaying
There’s this moment buyers hit — especially folks coming from Maine, New England, or anywhere colder and pricier — where they start scrolling through Florida homes and think, “Can I actually get what I want… without blowing the budget?”

Short answer? Yes.
But only if you structure the search the right way.
Right now, if you’ve been following this series – you’ve already done the hard part. You’ve figured out your monthly comfort zone, narrowed down some neighborhoods, and started defining what “home” realistically looks like for this next chapter of your life.
It probably feels strange that you’ve gotten this far and still haven’t stepped into a single open house. But this is exactly how you avoid buying the wrong house at the wrong price — especially in Florida, where neighborhoods can change dramatically from one mile to the next.
Before you jump in the car for showings, this is the moment where everything starts to click.
And it happens when you understand how budget, location, and criteria all pull on each other.
Let’s break it down… simply. Calmly. In real-life terms that make sense.
The Three Things That Decide Everything
When I’m sitting with a buyer — whether they’re local or flying in from snow country — it always comes back to three buckets:
1. Your budget
(What you want to pay each month + how much cash you want to use.)
2. Your location
(Where you want daily life to happen — commute, schools, lifestyle, convenience, “feel.”)
3. Your criteria
(What the home needs to have — size, layout, storage, yard, garage, pool, condition, etc.)
That’s it.
Everything you’re wrestling with falls into one of these buckets.
But here’s the trick:
They affect each other. Constantly.
And if one gets too heavy, the others have to shift.
This is where people either find their perfect home…
or spin their wheels and get increasingly frustrated.
Start With Your Budget Bucket (Even If It Feels Backwards)
Most buyers — especially relocators — start by browsing homes and picking a price point based on what “looks right.”
Huge mistake.
Your monthly comfort level should always come first, because Florida can trick you.
A $450,000 home with no HOA fee and low insurance might cost less each month than a $375,000 home with a high HOA and older roof.
People moving down from the northeast are shocked by this every day.
So you start with:
- “Here’s what I’m comfortable paying each month.”
- “Here’s the cash I want to use.”
Then the lender works backward.
It’s simple. It’s factual. And it keeps you grounded.
Next Up: Your Location Bucket
Here’s where Florida buyers often hit a fork in the road, especially my Maine + New England folks:
You might love the idea of:
- a quiet street
- no snow
- sidewalks
- palm trees
- not being 45 minutes from groceries
- or… being exactly 45 minutes from everything because you want peace and space
There’s no wrong answer.
But Florida is quirky. Neighborhoods operate differently here — and price bands can shift fast depending on:
- flood zone
- age of roof
- insurance rates
- distance from the coast
- HOA vs no HOA
- new construction vs older homes
- how “seasonal” the area feels
So this step is huge.
It’s where we match your lifestyle to the places that actually support it.
Finally: Your Criteria Bucket
This is the bucket that can slide the most.
If you won’t budge on location and can’t stretch your budget, then the criteria bucket is where you make strategic swaps:
- Maybe a three-bed becomes a two-bed + den.
- Maybe the dream kitchen gets pushed to the “next house.”
- Maybe you choose a home with great bones but outdated finishes… because you care more about neighborhood feel than quartz countertops.
And on the flip side…
If certain home features matter more to you than walkability or convenience?
Then you may expand the search radius slightly to get everything you want.
There’s no shame in either choice. What matters is making decisions that support the life you’re trying to build — not just the house you’re trying to buy.
How You Actually Get What You Want (Without Overpaying)
You get there by staying flexible — but not aimless.
Here’s the real formula:
Budget → Location → Criteria
(in exactly that order).
Most buyers do it backwards… and end up frustrated, overextended, or settling for something they don’t love.
But if you fill the buckets in this order — and stay honest about what matters most — you’ll end up with a home that fits both your life and your finances.
Even better?
It will feel like the right choice… not just the available one.
RELOCATION TIP
For My Out-of-State Buyers (Maine, New England, Midwest… all of you escaping the cold ❤️)
There’s one more layer for you:
Your “right home” in Florida might look different than the home you imagined from up north.
Not worse.
Just… different.
For example:
- Your dollar stretches further in some Gulf Coast pockets than others.
- Insurance plays a bigger role here than it does back home.
- The pool you always dreamed of? It may be more achievable than you expect.
- And some of the best “value neighborhoods” are the ones you wouldn’t recognize from online photos alone.
This is where I help you sort fact from fear… and life-giving choices from expensive mistakes.
Whether you’re local or relocating, the buckets work the same — the considerations are just slightly different.
The Bottom Line….
You can get what you want in a Florida home — and stay within your monthly comfort zone — but only if you structure the search in a way that keeps budget, location, and criteria working together instead of fighting each other.
