There’s something irresistible about a brand-new home—shiny appliances, never-used bathrooms, and the chance to pick your finishes and floorplan. But if you’re considering building from scratch or buying a new construction home here in Florida, there’s a lot more to know than what you’ll see in the model home.

From hidden upgrade costs to missed inspections, buying a newly built home is a completely different process than buying a resale—and even experienced homeowners can find themselves in over their head without the right guidance.

So before you start walking lots or designing your dream kitchen, here are five smart Florida-specific tips to make sure your new build journey goes smoothly.


1. Always work with your own agent—not just the builder’s rep.

It’s easy to assume that because you’re buying directly from a builder, you don’t need a Realtor. But here in Southwest Florida, that mistake can cost you—literally. The builder’s agent works for the builder. You need someone looking out for you.

As your local agent, I can:

  • Help you compare builders, floorplans, and pricing in nearby communities.
  • Negotiate terms that make sense for your timeline—including construction contingencies or inspection access.
  • Recommend key protections like pre-drywall inspections, final walkthroughs, and warranty reviews.

In most cases, my fee is paid out of the builder’s marketing budget—not your purchase price. So there’s no reason not to have your own expert by your side.

SPECIAL NOTE: Choose your REALTOR® before contacting the builder to ensure that the builder recognizes your REALTOR® is representing you from the very beginning. Many builders will not allow you to be represented by an agent AFTER you have contacted them directly.


2. You’re not required to use the builder’s lender.

Many Florida builders offer incentives—like a credit at closing or upgraded features—if you use their preferred lender. Sometimes these deals are great. Other times, not so much.

I always recommend shopping around with a local lender (or two) to compare:

  • Interest rates
  • Closing costs
  • Points and fees
  • Service and responsiveness

And remember: just because a lender is “on site” doesn’t mean they’re giving you the best deal. I’m happy to introduce you to trusted local lenders if you want a second opinion.


3. Get a home inspection—yes, even on a brand-new home.

Builders here in Florida aren’t required to provide pre-closing inspections unless you ask—and they definitely aren’t going to encourage you to do so. But just because it’s new doesn’t mean it’s flawless.

Some of the most common new-build issues I’ve seen:

  • Electrical outlets installed incorrectly
  • HVAC systems with poor drainage
  • Roof tiles cracked during install
  • Loose plumbing under sinks
  • Missing attic insulation

I always recommend a pre-drywall inspection, a final inspection, and sometimes a third-party warranty review. These give you peace of mind—and a list of things to have corrected before move-in.


4. Build times and delivery dates aren’t always predictable.

If you’re trying to time the sale of your current home with your new home’s completion date, be prepared to stay flexible. Material shortages, weather delays, permitting hiccups—it happens, especially here in Florida.

The best thing you can do?

  • Ask about the builder’s average delivery window, not just their “best case” timeline.
  • Build in a contingency plan if your move-out and move-in dates don’t line up.
  • Make sure you understand what happens to your deposit if there are major delays.

5. Stick to your budget—upgrades add up fast.

Model homes are gorgeous—but most are loaded with tens of thousands in upgrades. From crown molding to premium tile, everything has a price tag. And it adds up quickly.

I help buyers prioritize the upgrades that matter most—especially ones that increase resale value:
✅ Extended lanais
✅ Additional garage space
✅ Flooring upgrades
✅ Kitchen and bath cabinetry
🚫 Fancy light fixtures (swap later!)
🚫 Wallpaper or built-ins that aren’t universally appealing

I’ll also help you review any escalation clauses in the contract (common in today’s market) that could increase the base price due to rising construction costs.
