Whether you’re buying locally or relocating to Florida from up north, the key is knowing what to look for before you fall in love with a property.


Neighborhood Red Flags

Before you focus on the house itself, take a step back. The area around it matters just as much.

If you’re already in Florida, you’ve probably seen how one street can feel completely different from the next. And if you’re moving from New England or another northern state, you’ll notice Florida neighborhoods can vary widely in things like maintenance, HOA standards, and short-term rental activity.

Keep an eye out for:

  • Too many “For Sale” or rental signs. That can signal instability or poor management.
  • Deferred maintenance. Overgrown lawns, fading paint, or cracked driveways might reflect deeper issues with drainage or soil.
  • Lack of local pride. Well-kept homes and tidy yards usually mean the neighbors care — which helps your property hold value over time.

Inspection Red Flags

A professional inspection is always worth it, even for new homes. In Florida, it’s especially important.

Our humidity, soil conditions, and weather patterns can reveal problems you might never encounter up north.

Pay special attention to:

  • Roof age and condition. Many insurance companies in Florida won’t write policies for older roofs, even if they’re still functional. Ask for the replacement date.
  • Drainage and grading. Water should flow away from the home. Standing water around the foundation can cause mold, termites, and structural damage.
  • HVAC systems. Air conditioning here works year-round, not seasonally. Older or undersized systems may struggle in the Florida heat.
  • DIY renovations. Look for uneven tile, mismatched finishes, or missing permits. They can be red flags for unpermitted work.

Florida-Specific Red Flags

If you’re moving here from Maine or anywhere in New England, this is where things feel different.

  • Flood zones: Learn how elevation and flood maps affect insurance rates — a home near the water isn’t automatically risky, but you need to know your zone before you make an offer.
  • Hurricane shutters and impact glass: These are more than upgrades — they can affect your insurance cost and eligibility.
  • HOA or condo fees: Read the fine print. Some communities include exterior maintenance, others don’t. Check budgets and reserves, especially if the property is older.
  • Termite or pest issues: Our climate is ideal for them. Annual treatments are common, so ask about the home’s pest history and warranties.

New Construction Red Flags

Even brand-new homes need scrutiny.
No property is perfect — and new construction can hide issues that haven’t had time to appear yet.

Be cautious of:

  • Rushed builds. Look for cracks, uneven flooring, or poorly sealed windows.
  • Developer promises. Ask for written details about amenities, HOA handoff dates, and warranty coverage.
  • Flood or drainage changes. Brand-new developments sometimes alter land flow. Check how neighboring lots handle runoff during heavy rain.

If you’re buying from out of state, plan to attend the inspection virtually or in person. Ask your inspector to send a photo summary and video walkthrough — not just a report. Florida homes have different systems (like irrigation, well pumps, and septic setups) that deserve an extra look if you’re not used to them.

It’s easy to get caught up in the excitement of a home search — but slowing down to spot these warning signs can save you from major regret later.

The goal isn’t to find a perfect home. It’s to find one where you know exactly what you’re getting into and what to expect in Florida’s unique market.
